🌿 10 Biggest Mistakes Buyers Make When Purchasing an Acreage (From Experience)

We bought our acreage in 2020…
and I can honestly say this:

👉 I wish I knew then what I know now.

Hindsight is 20/20.

And while we are incredibly happy with our decision and the life we’ve built here in the Creston Valley… not fully understanding the process at the beginning?

It was costly.

So I’m sharing this with you — not as theory, but from real experience.

Because I don’t want you to make the same mistakes that can cost tens of thousands of dollars… or completely derail the lifestyle you thought you were buying.

🎯 Mistake #1 — Not Knowing What You Actually Want

This is the biggest mistake I see.

People say they want a “homestead”…
but what does that actually mean?

-Are you raising animals? What kind—and how many?
– Are you growing food for your family… or for income?
– Do you want farm status… or just space and privacy?

Because those are completely different properties.

👉 You don’t choose the lifestyle after you buy the land…
the land has to support the lifestyle before you buy it.

Do this instead:
Sit down and get clear:
✔️ Your top 5 must-haves
✔️ Your top 5 deal-breakers

If you skip this step, every decision after gets harder — and more expensive.

❤️ Mistake #2 — Falling in Love Too Fast

You fall in love with the view.
The house. The feeling.

…and suddenly you’re trying to make everything else “work.”

👉 This is where expensive mistakes happen.

Rule:
You are only allowed to fall in love with a property after your due diligence is complete.

💧 Mistake #3 — Not Checking Water Properly

“There’s a well.”
“There’s a creek.”

That’s not enough.

You need to know:
• Gallons per minute (flow rate)
• Water quality (potability)
• Filtration systems (UV, filters)
• Pressure/holding tanks
• Water licensing (BC requirement)

💥 Drilling a well? Approx. $80/ft — whether you hit water or not.

We learned this one firsthand. It was expensive.

👉 No water = no garden, no animals, no lifestyle.

🌄 Mistake #4 — Assuming All the Land is Usable

10 acres does NOT mean 10 usable acres.

It could be:
• Steep
• Rocky
• Treed
• Flood-prone

👉 In Creston, this matters more than people think.

Walk the land.
Not just once. Really understand it.

📜 Mistake #5 — Not Understanding Zoning

This one quietly kills dreams.

Can you:
• Have animals? How many?
• Build a second home?
• Run a business?

👉 You cannot assume you can “do whatever you want” on rural land.

📍 Mistake #6 — Ignoring Location

That perfect property?

Ask yourself:
• Is the road maintained in winter?
• How far to groceries, schools, medical?
• Is there reliable internet and power?
• Are there easements or access issues?

👉 Summer might feel magical.
Winter will tell you the truth.

🚽 Mistake #7 — Skipping Septic Details

Out of sight… until it’s a huge problem.

You need to know:
• Age
• Size
• Condition of the field

Repairs or replacement?
👉 $30,000–$50,000+

And yes… some older systems are not what you think.

💸 Mistake #8 — Underestimating Costs

This one hits after possession.

It’s not just the purchase price.

It’s:
• Fencing
• Equipment
• Outbuildings
• Heating (wood, propane, electric)
• Septic servicing
• Water systems
• Internet
• Garbage removal

👉 Wood heat? (Recommended for Rural Life) 3–6 cords/year.

This lifestyle comes with real, ongoing costs.

🏦 Mistake #9 — Assuming Financing & Insurance Are Simple

They’re not.

Rural properties are treated differently:

  • Higher down payments
    • Appraisal limitations (acreage caps)
    • Insurance challenges (wood heat, distance to fire hall)
    • GST / tax implications

👉 If your lender doesn’t understand rural… you’re at risk.

🌾 Mistake #10 — Romanticizing the Lifestyle

This one… I say with love.

People fall in love with the idea.

But the reality is:

  • It’s work — every single day
    • Animals don’t take breaks
    • Gardens don’t wait
    • Things constantly need fixing
    • Travel becomes harder

👉 You have to want the lifestyle — not just the aesthetic.

🌿 Final Thoughts

Now with all that said…

Buying acreage can be one of the best decisions you ever make.

It offers:
✨ Freedom
✨ Space
✨ Food security
✨ A completely different way of living

But it only works if you go in with your eyes open.
