But buyers are silently subtracting thousands the moment they walk through the door.
If buyers are hesitating, making low offers, or disappearing after a showing, there’s usually a reason — and often it’s something the seller didn’t realize was affecting the perceived value of the property.
After 16 years in real estate, I’ve seen just about everything. Some issues are easy to fix, others are much harder to control — but both can have a real impact on what buyers are willing to pay.
In this video, I walk through some of the most common things that quietly reduce property value, starting with issues homeowners can control.
Things Sellers Can Control (and Should Address)
Simple maintenance and presentation problems can make buyers question how well the home has been cared for.
Things like:
• Neglected regular maintenance
• Musty or moldy smells in basements
• Old or poorly maintained major systems
• Signs of past leaks or water damage
• Poor DIY renovations
• Cheap or poorly installed flooring
• Clutter, heavy pet smells, or smoke odors
• Poor lighting or outdated windows
These may seem minor individually, but together they can erode buyer confidence very quickly.
Things That Are Harder to Control
Some value factors are simply part of the property itself.
Things like:
• Location challenges (busy roads, railways, flood zones)
• Difficult land or unusable acreage
• Neighbor issues
• Stigmatized properties
• Older construction materials
• Unique layouts that reduce the buyer pool
• High utility or insurance costs
• Septic or well limitations in rural properties
These don’t necessarily make a property unsellable — but buyers will adjust what they’re willing to pay based on perceived risk.
The Most Important Thing to Remember
Buyers don’t buy houses.
They buy confidence.
If a property feels risky, buyers will either submit a low offer… or walk away entirely.
Understanding how buyers think can help sellers prepare their property properly and avoid leaving money on the table.
